We photograph a lot of houses, which means we see a lot of the work that happens in the days before we arrive. These are the trades and studios we have watched do it right, on deadline, without drama. No one pays to be on this list, and we do not take a cut. It is simply who we would call.

James Nordby runs The Fandyman out of Carrollton, and it does one narrow thing extremely well: installing ceiling fans, light fixtures, and wall-mounted pieces. It grew out of doing those installs on interior design projects, where long waits and indifferent workmanship were the norm. Flat fee per install, never hourly, and fully insured.

Why we send agents here

Dated fixtures are the fastest thing to fix before a shoot and the most expensive thing to fix after one. A chandelier swapped the morning before we arrive changes every photo in the room. They book on short notice, which matters when you have a listing going live Friday.
